HORRIBLE Credit – Now we’re not going to sit here and say that we can do a loan for absolutely anyone out there wanting to buy a house. There are many variables with income, job history, credit history and so on. What we will say is that we sell houses every single month to individuals with very challenged credit. We sell houses to individuals that other mortgage companies have repeatedly turned down, and we have been able to get approved. Selling a house is easy. Unless you’re going to buy that house with cash, you must get financing. Financing is the key. It is our job to line our clients up with the best possible financing.

You can look around, call around, surf the internet and what you are going to find is that for 100% conventional financing, 580 minimum credit scores are the norm. There is the occasional company that will give 100% financing to buyers with credit scores as low as 570. I have access to the same products with scores down to 500! I have access to “Stated” loans with credit scores down to 550! Other companies will tell you their stated scores start at 620 if you’re lucky. I know people that have been in this business for 20 years and don’t know where to access these programs. Like I said, we make it our business to align ourselves with the best mortgage companies out there and the most liberal programs so we can get people with challenged credit histories into home ownership…after all, it’s The American Dream!

We have loan officers who specialize in FHA loans. They basically know all the ins and outs of doing FHA loans. We have got buyers into homes that had credit scores in the 400’s with FHA loans and will continue to do so.

In other words, just because you have been denied through someone else, don’t assume that all is lost. Give us a shot. We can get you into a home…one way or another.
