Hello and welcome to TX Home Solution where if you are in the market to purchase a home, any home, have I got a deal for you. My name is Michael White and I am the owner and founder of TX Home Solutions. The goal here is simple, to get our prospective homebuyers the absolute best deal that they can get and save them money/make them money at the same time. How can I get you a better deal on purchasing a home than anyone else? It’s simple. I am not greedy. In this business there are two sides: The mortgage and finance side and the real estate side. Your typical Loan Officer only does one side of the transaction, the actual mortgage loan. Likewise, the Realtor does his/her part which is finding and negotiating the purchase of a particular property. People do not work for free so obviously each individual is going to be looking for a commission, which is fine…not to mention their brokers getting a cut of the commission as well. Here at TX Home Solutions we simply combine the two. As Texas licensed Loan Officers and Texas Real Estate Salespersons, we can do both sides of the transaction and save you thousands of dollars that you would’ve paid in commissions, usually unknowingly. For instance, let’s say you are interested in a home that is listed on the market. Typically, you would have to contact a loan officer and get prequalified. Then you would call a Realtor to show you the property. You have now involved two different individuals that are both going to make a substantial commission off the sale of your house. The loan officer is going to make money on two sides of the transaction. He/She is typically going to charge at least 1, maybe 2 points (1 point is 1 percent of the loan amount) as an “origination fee” that is straight commission to the loan officer and his/her broker and is part of the closing costs. He/She is also going to make a little money on the “back” of the loan, which is the rate that you will be getting, the higher the rate, the more money the loan officer will make. Now the Realtor is going to be making at least a standard 3% commission for his/her work. All this is fine and it is typical real estate. Well I have founded TX Home Solutions to give buyers such as yourself another option. I can and will act as both the loan officer and Realtor and I will do your loan for free*. That’s right…FREE. I will not charge any points or “Origination” and the rate you receive will be the PAR rate, meaning I will not make ANY money on that rate that you get. It’s simple, I can do this because of two things, I will be getting paid my commission via the real estate sale which the SELLER of the house is paying anyway, it’s already negotiated into the price so whether you use a Realtor or not, the price doesn’t change. And the other thing is I work for myself so I can do what I want. Most loan officers and Realtors work for another company and their companies are greedy and won’t allow them to do this. Not to mention with their commission splits with their brokers they can’t afford to do the work and not get paid for it. I work for myself on a 100% commission split so I can afford to do things others in this business can’t. Again, you get a FREE loan which saves you thousands of dollars up front with less closing costs and thousands more dollars because the rate you get will be a lower rate which means lower payments and over time, that certainly ads up. We are what you call a buyers agency. We do not list houses on the market. We find buyers for houses. It costs a SELLER of a house to use a Realtor but as the buyer of a house, the SELLER pays the Buyer’s Realtor to bring them a buyer so it costs you as the Buyer absolutely $0. You wouldn’t go to court without a lawyer. Why would you buy a house without professional representation…especially when it’s FREE. OWNER Finance – For those who for whatever reason just absolutely can not get financing for a home, we have aligned ourselves with Real Estate Investors that can/will buy homes for you and Owner Finance them for you. This is typically a last resort but we do have option available. We also have Real Estate Investors who already have houses ready for you to Owner Finance. Lease/Purchase – Along the same lines as the Owner Finance, for those who would rather lease a house with the option to purchase at a later date, we have Real Estate Investors who will do that as well. SELLER’s Seconds – This is a tool in real estate that most Realtors don’t have a clue how to use or when to use it. It’s basically a form of Owner financing. If we have a client that is only approved for a 90% loan we can get the seller of a house to carry a 10% second note on that property to get our client who everyone else has told NO into a house with usually $500 total out of pocket cash to move into their new home. BUILDERS – All these new homebuilders you see everywhere was the lifeline of my business when I first started. The builders are great to work with. They build quality homes, they will pay your closing costs and the homes come with warranties so as a homeowner, you have nothing to worry about except making your mortgage payment. 99% of the builders out there work with Realtors and we’ve dealt with most all of them. Foreclosures – Foreclosures are a GREAT place to buy real estate. Often times you can get very nice homes and newer homes at that for a substantial discount. We have access to every foreclosure on the market. Whether that is an REO(Real Estate Owned) Bank Foreclosure, VA Foreclosure or HUD Home. We have access to them all. About 30% of our sales are foreclosures.
